Why buy Windermere waterfront if there is no water view?

This morning I was giving Mike an update on a Windermere waterfront home that our client wanted to see...he said "Why buy in Windermere on water if there is no water view? Living on waterfront, is all about the view" How true!

Lets face it, a Windermere waterfront home on a prime lake is pricey...most people want the 180 unobstructed view.. and then there are the homes that have so many trees or are the home is angled wrong or the waterfront home has no windows on the back. What's the point? What were they thinking? This home could easily have been built and bought for less on a dry lot.

Windermere waterfront homes range from $400,000 to about $8 Million...and yes, a couple much higher.

If you are going to pay extra for water frontage in Windermere, then I think you should not have to stretch over the balcony on the second floor to get a glimpse. You should see it freely from multiple rooms...you need to be reminded daily why waterfront is prime property and you need to see the tranquility and feel the breeze that comes from living on Windermere waterfront.

I try not to work with the Orlando home buyer "dreamers" but occasionally, one slips in that thinks that the rules of buying when the Orlando home supply is short and the demand is great, does not apply to them.

If the above sounds familiar, than yes, this letter is to you...please read it twice.

Dear Orlando Home Buyer:

I know you come from a city up north where sellers are negotiating like crazy because real estate sales are dismal. Orlando home sales are not like that...Orlando homes sales are brisk. Our home inventory is shrinking daily and is at the lowest it has been in 7 years. Home sellers with something nice to sell know it and no one is "giving their house away".

Yes, I do know that your company transferred you to Orlando because you are smart, and a go-getter...however you are not in the business of selling Orlando real estate, so you really do not have a clue about the Orlando Real Estate market or what the property values are. Orlando real estate is simply not your expertise and by the way, Zillow is never accurate either.

I am so sorry that I cannot find you what you have in mind, but after seeing 30 nice properties that you dismissed for trivia, maybe you need to adjust your narrow requirements, expand the area... or raise your budget. If you are not seeing the home you have in mind, just maybe...I mean maybe...could it just be possible...that you are an unreasonable Orlando Home Buyer?

Real Buyers Agents in Orlando are not "Top Producers"

First of all, what or who is REALLY a "Top Producer"? According to what?? Who bestowed that title? Where is the crown?

The definition of a "producer" is someone that "creates, manufactures or makes"; "someone that produces goods for sale". I can only relate that to a farmer that raises crops for the market...those "producers" are important.

Real Buyers Agents in Orlando do not "farm" or "produce" anything...they HELP ORLANDO HOME BUYERS BUY HOMES AT THE BEST PRICE AND TERMS, and I have never heard of any Real Buyers Agent refer to themselves or market themselves as a "top producer"...thank goodness!

Buying a Windermere home? Interview your buyers agent!

Many Home Buyers will interview Buyers Agents before they hire a Windermere Buyers Agent to work with...a excellent thing to do. Lets face it having a relationship with a Windermere real estate buyers agent who is going to advise you on your most expensive purchase, is like dating...not everyone is a good fit for what you want.

Here are some interview tips:

1. Find an agent who advertises themselves as a buyers agent. Skip the "top producers" as they are focused on getting more listings and will hand you over to the newest member of their team....typically someone inexperienced. You want someone that is experienced in the business of being a buyers representative.

2. Ask hard questions...ask them how they would handle situations like:

Will they renegotiate a contract after inspections?
What will they do if the seller removes the refrigerator?
What will they do when you want to buy a house listed by their company?
What will they do if the property does not appraise?
Ask them what clauses they will add to the contract to protect you?

Forget about asking them how many closings they had last year...that is irrelevant and does not prove competence. Instead ask what percentage of their business was buyer representation? It is more important that they know how to read a contract, evaluate a property, negotiate for the lowest price and are savvy when solving problems.

Personality? Do you want someone who is warm and fuzzy and knows all the stores in the mall? or do you want someone capable of dispensing solid advice and having the backbone not to throw you under the bus when a conflict arises? Your wallet will feel the difference.

It was 1992, and she walked with confidence into my "For Buyers Only" real estate office and asked for my resume. I was almost 3 months into having my own office and I was not busy...I was doing "0" business..no buyers and not a single phone call. Home buyer representation was almost unheard of...and now a potential home buyer wanted a "resume", that I did not have.

Great... I never knew I needed one...didn't matter, my resume would have had nothing on it anyway. I knew only enough about real estate to pass the Broker test and now I was being peppered with "interview" questions because she was shopping for a new agent.

"She" was a smart investor who knew more about real estate than I did, but she felt "un-represented". She asked me if I would "hustle" for her. Sure, I could do that. After all, I was hungry for business and desperate for a commission check. Ha! I ended up selling her a condo for $10,000 with a bullet hole in the window and I earned a $500 commission check...however, I did not complain. It was business for me and a chance to really start learning about real estate.

Things changed, and my business grew as Florida outlawed "dual agency"...and home buyers started realizing that there is a choice for home buyer representation...I still get interviewed and this is what being interviewed has taught me...

Smart home buyers who understand "agency" will search for the "right" buyers agent, and not settle for the first agent they meet. International clients choose more carefully.

Home buyers that call on a real estate sign don't understand that the person answering the phone is representing the seller...or the impact it may have on their wallet...they claim if they had known that, they would have found a buyers agent first.

Home buyers that are astute do care whether or not that agent is really representing them, and clearly "get it" when the agent is not. That is true of all economic levels and budgets. Once they know there is such a thing as a "Buyers Agent" they all want to work with someone that will protect their interests.

Statistics show that an unrepresented home buyer will pay more for a property and receive less favorable terms. Buying a home is not a "buddy to buddy" situation...buyers and sellers have opposing interests and both sides need someone to represent them with full fiduciary duties.

My office represents ONLY the best interest of the home buyer with full fiduciary duties and NO conflict of interest. I welcome a phone or personal interview...Being "interviewed" tells me that the home buyer is serious and gives me an opportunity to really understand my clients needs. I also have a resume. Yesterday we got a very long scathing e-mail from an out-of -state Home Buyer who had been searching for Orlando homes on our website: http://OrlandoHomeExplorer.com/. He was not shy about blasting us about greedy sellers, over priced Orlando properties and his opinion about every aspect of Real Estate in Central Florida, including new home construction.

I thought about the Orlando investment condo that I bought 6 years ago...in the Orlando community that is now selling for only 25% of what I paid... and decided not to even bother with a response...I got worn out just reading the diatribe...

I do not sell stocks, understand cars, or cook good...so, I would never embarrass myself by pretending to be an authority about something I have no experience with. I just don't get it! How can looking at pictures on our website make any home buyer an authority on Central Florida real estate?

The biggest mistake that a home buyer can make is not having an open mind. A buyer with a pre-conceived picture of what a house in their budget should look like will only end in disappointment. Regardless if a home buyer is spending $100,000 or $1,000,000 no house will be perfect...not even a brand new house.

The biggest mistake that a home buyer can make is to only look for and only see the the flaws on each property. I am not saying to ignore the flaw, but rather see if the flaws are something that you can either live with or change later.

What should a Windermere Home Buyer offer on the Windermere home?

This is a question that we get asked often and I always have an answer..."it all depends". Every property is different and I do have a real answer but first I like to "chat" with the listing agent. Sometimes the listing agent will get miffed that I am even asking, but most of the time they will talk some...I like it when they give me some insight into the sellers motivation. Besides It IS MY BUYER AGENT JOB to gather all the information I can when I am an Windermere Exclusive Buyers Agent representing only the best interest of the home buyer buying in Windermere Florida.

So here is my honest answer to a Windermere home buyer offer... based on experience.

How badly do you want the property? If this is not the house of your dreams and you are not sure how much you really like the Windermere Home, than you can gamble and just throw out an offer. If however you have been searching for something in particular, and just now found the Windermere home of your dreams, are you willing to chance loosing it over $50 a month in mortgage payments?

How long has the property been on the market? If it is a brand new listing, I guarantee that the seller will not be in a big hurry to negotiate much. If it is a stale listing, the seller should be more negotiable, but than I wonder what are the negatives with the house? Good properties in Windermere Florida are not on the market long enough to get stale.

Are there multiple offers? If so, than it does not matter if both you and I think the Windermere home is overpriced...you will either need to come up close to full price or more than full price in order to be highest bidder on the windermere property.

Homes in Windermere Florida have a good resale value and good properties move quickly. Before you make an offer on any Windermere property I promise to give you all the information and comps that I have available...I will never hold anything back. ORLANDO HOME BUYING IS NOT ALWAYS WHAT IT SEEMS...not everything that the seller claims is accurate. I don't like it when home sellers misrepresent the Orlando home to Orlando home buyers. Once a seller fibs, what else are they hiding?

Here are some of the things that home sellers fib about to Orlando Home Buyers:

1. The sellers disclosure. Home seller clearly knows about a re-occuring problem but does not admit that any problem exists...(the same problem that even the neighbors know that the seller really does have and are willing to talk about)

2, The improvements to the property...Home sellers claim that they upgraded the house, (but really did not)...which they insist justifies the higher asking price. They will claim that they spent big bucks re-modeling the kitchen...when the previous listing on the house shows that they bought the property with the kitchen already remodeled.

3. The home repairs that they did...Home sellers say they pulled permits...hmmm, not so...I checked. They claimed someone licensed recently fixed all the shoddy looking electrical, but now can't get a receipt from the company...sure.

Why bother with a fib? Why not just tell the Orlando Home Buyer just like it is? Orlando Home Buyers appreciate honesty.

Similar to what the Marine slogan says..."I only want a few good home buyers" for Windermere.

Last week someone asked me how many home buyers I was working and then proceeded to tell me that they are working 25 home buyers...Is that really something to brag about? Not in my book, because it is simply IMPOSSIBLE to do a good job or even a halfway good job...even half that amount is too many at one time.

Working with home buyers is not running an assembly line...it takes time and effort and doing an expert job means you do not take on more bodies than you can handle.

I do not want every home buyer that has a pulse, I just want a few quality home buyers...

realistic about buying a home
have the funds to buy a property
appreciate my time, effort and hard work

Orlando Luxury "VUE" Condo and Dog Poop DNA

OK, I do admit...I have checked dog poop before...with a stick. I have also heard about DNA testing to confirm the breed of dog. But checking the dog pooh DNA to see who left a pile in the elevator of an downtown Orlando luxury condominium is a new one for me.

I am talking about The VUE on Lake Eola, a high rise luxury condo where units range from the low $300's to $2 Million in the heart of downtown Orlando. Luxury living at its best with a Junior size Olympic pool, tennis and basketball courts, yoga studio, cyber cafe, and concierge services second to none. About 50% of the 375 units have at least one pet...and the dog owners will no longer be able to blame 'it' on their neighbor.

Oh yes, the VUE's 7th floor open air dog walking area...that wonderful mini dog park with synthetic turf raised so that the liquid drains out but the feces do not. Seems that some spoiled and pampered pooches are leaving their DNA behind in excrement. The VUE on Lake Eola Dog story...

Shame on the owners who pretend that it was not their pooch and ignore picking it up!

The Vue on Lake Eola management is "over it" and have contracted with PooPrints out of Tennessee for their services. Beginning next month, all owners will have to get their dogs saliva DNA recorded to be kept on file with the condo management. Cost of registering the pets DNA is about $50.

Unattended poop will be checked for DNA and the fine will be about $100 per offense. Yes, I am serious...and I love it! Wolf! Wolf!

My Windermere Home Buyer Client will never see me sweat...even if I am sweating.

Windermere Home Buyers hire me to solve their problem, not create more stress.

Lets face it...if you are doing a good job for the buyer and trying to get the most you can for them, there will always be some level of conflict.

I like to stick to business, remain calm and simply promote the buyers position. I do not call up the buyer and give them a "blow by blow" report on how unreasonable the seller is or how annoyed the listing agent was. My job is to stay cool and just solve the problem.
