Lets face it...if you are doing a good job for the buyer and trying to get the most you can for them, there will always be some level of conflict.
I like to stick to business, remain calm and simply promote the buyers position. I do not call up the buyer and give them a "blow by blow" report on how unreasonable the seller is or how annoyed the listing agent was. My job is to stay cool and just solve the problem.
I have found that agents that "flip out" over an issue, have clients that will follow their lead and do the same. I do not want my home buyer client to sweat...ever...which is why my Windermere home buyer client will never see me sweat.

I am like you. However, I have seen those who like to create chaos and then solve it. They think they are heros to their clients.
Flipping out doesn't achieve a thing. You make a cool case for remaining cool and calm!
I flip . . . and staying calm as a clam (or is it a cucumber) is a good attribute.

Hi Eve, I flip sometimes but only in private ... it's best to get it out of my system before making a call. Then I take 3 deep breaths and focus on finding a solution. Only when I have a game plan will I call my clients, cooperating agent etc.
The agents who act before they think can create some unnecessary stress which doesn't help anybody.
Eve, I have to agree with you --- they need to see a calm side. If the listing agent is difficult, if you relay that info to the buyers, they begin to believe the transaction may not go through.
Hi Eve, these are some great tips. I find that if I start to want to flip out, I just remove myself from that situation for a moment. I compose myself and smile. I want to do all of the stressing through out the transaction and not let my clients stress.

Eve, Drama will elicit more drama. The less client know about the discussions and negotiations that take place the better. It's our job to give them a great buying experience. That means, no drama! I only share what I absolutely need to share.
